all right everyone getting started 00:03 marketing to vacant houses and vacant 00:06 homeowners we're just gonna jump right 00:07 into it this is Josh with vacant houses 00:11 org we are a micro 00:47 their problem you fix big problems to 00:49 get paid big money and that's why a lot 00:51 of real estate investors are in this 00:53 game so we can just jump right over to 00:56 vacant houses org just so you can see 00:58 what we are we just provide national 01:01 lists of vacant homes we sell them by 01:03 county investors wholesalers property 01:06 managers I'm just a list of some 01:09 Associates of ours that have used our 01:11 lists really simple you can just click 01:14 this order now tab and you can go and 01:18 find your state and order a vacant house 01:20 list anywhere from 19 to 29 dollars per 01:23 list it'll include every single vacant 01:26 house in the county that you order it 01:29 for now 01:30 now there are a number of pieces to this 01:34 puzzle so if I click on California and I 01:39 go down and I order let's say for OC and 01:42 la Gorge County and LA County 01:46 I want property I want phone numbers of 01:48 owners and I want out-of-state owners 01:51 and that's two counties I'm gonna add 01:53 that to cart over here we keep our 01:56 checkout really basic actually that's 01:59 two times so it would be $58 for those 02:03 two lists PayPal debit credit all that 02:06 stuff but let's actually look at what 02:07 that list does so I want to dive into 02:09 I'm going through that list you can get 02:12 night 02:12 of what you would get through our lists 02:14 as opposed to other list sources that 02:16 you may go to something like list source 02:19 so starting with just this is actually 02:22 North Orange County this is what a list 02:24 would look like if you order through our 02:26 site so let's just look at the very 02:28 first one Los Alamitos Drive in 02:30 Placentia California 02:32 Eric personal becker so this is probably 02:35 a corporate owned corporation owned you 02:38 can identify between private corporation 02:41 owned and entity owned which is going to 02:43 be a bank or somewhat the last sale on 02:47 record hundred forty two thousand is the 02:49 phone number of the owner here and a tax 02:52 mailing address so as you can see he 02:54 lives in beautiful Santa Monica if it is 02:56 Eric or maybe it's a family member in 02:58 the trust beautiful Santa Monica Los 03:01 Alamitos Center so what we do is we just 03:03 copy this if I was to buy this list and 03:06 I just go to Google and I would throw it 03:08 into Google and see what comes up now I 03:11 wouldn't use Zillow a Zillow actually 03:13 doesn't have all the information in the 03:15 places we want it let's say we open it 03:17 up here's some information on the 03:19 property but typically these vacant 03:21 houses you're not gonna get a lot of 03:23 photos they're gonna be off market this 03:26 estimates gonna be way off so I would 03:28 not trust that the best thing to do is 03:30 first jump to red fin because red fin 03:34 puts a lot of some better data up here 03:36 at the top is it 1930 and 1932 up here 03:40 not for sale public record there is a 03:42 photo as you can see it doesn't look 03:45 like it's been updated in a while the 03:49 the home here unknown last sold price so 03:52 the list had a better data there for bed 03:54 two and a half baths you're not going to 03:56 get that with our lists we're not we're 03:58 not gonna send over all that information 04:00 typically that's very easy for you to 04:02 find if there are obscure properties 04:04 we're more than happy to help with one 04:05 off sand and bulk finding information 04:08 but built in nineteen eighty okay so 04:12 this looks like a property where I 04:13 probably would want to reach out to the 04:15 owner what I would then do marketing 04:17 plan number one most direct give them a 04:19 phone call you reach them that's great 04:21 if you don't reach them that's also 04:23 great because you can leave a message if 04:25 it's an unconnected 04:26 number or disconnected number you can 04:29 order a a skiptrace and that will find 04:33 all the information associated with this 04:35 this address and that phone number and 04:38 you can probably throw in this tax 04:39 mailing address as well that's the next 04:41 way to go about it you can direct mail 04:43 the vacant house and maybe you'll find 04:45 the property owner and maybe you'll find 04:47 a family member but it's actually 04:51 arguably more effective to send a direct 04:55 mail piece to the tax mailing address so 04:57 everything in this column that you would 04:59 be getting so let's look at the next 05:01 property just to get an idea here of 05:02 just so I could walk you through what I 05:04 would do and I'm actually looking at 05:07 this the first one I I already looked at 05:09 this one I'm looking at Van Buren Street 05:12 for the first time so okay in Placentia 05:21 fast people search we're actually gonna 05:23 jump down and we're gonna look at Redfin 05:27 not for sale doesn't look like it's in 05:30 horrible condition some cars right there 05:32 to bed one bath last sale 685 Pedro 05:38 Gomez lives in Santa Ana at least the 05:41 tax mailing addresses there interesting 05:44 let's see if there's anything else that 05:46 pops up on Google for sale by owner Van 05:49 Buren stream there's a 166 it's 209 05:52 someone else was for sale by owner there 05:54 sometimes you can actually see a for 05:55 sale by owner of the property you're 05:57 looking for either way instead of 06:02 wasting time trying to do my research 06:04 the most effective way to launch your 06:07 marketing plan is call this number send 06:10 a direct mail piece to this mailing 06:11 address and then move on the value of 06:15 being able to look at this copy this 06:16 next address paste it into Google the 06:21 whole value is for you to get an idea of 06:22 okay that property looks like it needs 06:26 help this one definitely looks like it 06:28 needs help does that look vacant that 06:30 looks completely vacant San Jose laying 06:32 in Placentia redfin estimate probably 06:34 way off although I don't know the 06:36 difference between Redfin in Zillow's 06:37 estimates unknown last sold price what 06:40 we see here it's also unknown lucille 06:43 ting she lives in hiding - Beach that 06:48 looks like a nice property let's look at 06:49 night in Beach 06:53 well that property 202 06:57 5-1 looks beautiful 07:02 this person probably doesn't want to 07:04 deal Lucille or her closest family 07:07 member the sake in over her estate 07:08 probably doesn't want to deal with this 07:10 vacant house over in Placentia although 07:13 they may be holding on to it who knows 07:14 you need to reach out to them so that's 07:17 what our lists provide as you can see 07:19 there's a lot of a lot of valuable stuff 07:20 here just in North Orange County they're 07:24 you know almost 500 on this list you 07:27 would get this list for $29 and you 07:31 would place your order right over here 07:32 so list source is a little different if 07:35 you were to use list source the 07:37 difference is you would build your list 07:40 and come here and this is actually 07:42 touted in the bigger pockets bigger 07:44 pockets is a great blog you should 07:46 become a member of it's 20 bucks a month 07:47 for the base membership and it is super 07:50 valuable or 19 bucks a month so let's 07:53 say city state Georgia 07:58 Aaron Georgia I get that and I'd save 08:02 criteria and then what happened is list 08:05 source wants me to fill out all this 08:06 information about myself everything and 08:10 then they're going to quote me somewhere 08:12 between on the low end low end four five 08:16 six cents per item 08:18 meaning per property upwards of ten 08:23 cents 08:24 I've heard of it being higher as high as 08:27 50 just depending on the data you 08:29 request and it's gonna end up being more 08:32 expensive bottom line our our service at 08:36 vacant houses organ is pretty dang cheap 08:39 it's 20 it's actually nineteen dollars 08:41 and then an extra five dollars per 08:44 county for phone numbers included and 08:48 then another extra five dollars if you 08:50 want out-of-state owners included as 08:52 well but either way every single county 08:54 19 bucks is the base price and then you 08:56 can just add them up in for multiple 08:58 counties so yeah that's how you do that 09:03 so just to sum it up vacant houses org 09:07 our pricing is $19 to 29 per County list 09:10 our delivery time is a guaranteed 48 09:12 hours as opposed to list source 09:14 I believe list source takes time to 09:16 aggregate their data it could take 09:18 several days someone may some people may 09:21 have gotten them instantly I know that 09:22 if you go to the your city websites or 09:25 your County Assessor websites and you 09:29 request certain lists first off you have 09:31 to figure out your County website you 09:33 have to understand how to use it and 09:35 where you're going to request the 09:37 information and know exactly what 09:39 information you're requesting if it's 09:40 vacant house is a list of vacant houses 09:42 if they're tax delinquent properties you 09:44 got to have a marketing plan decided and 09:46 you got to know you gotta go and figure 09:47 it out a lot of times I can be free 09:50 which is great sometimes it may cost you 09:53 a lot more time whether that's one hour 09:55 whether that's 15 hours and maybe a week 09:57 of waiting for them to even respond to 09:59 you vacant houses org will do it in two 10:01 two days 48 hours you get to identify 10:06 between single-family multifamily condo 10:08 townhome mobile you can exclude or 10:10 include any of those entity corporate or 10:13 corporation or privately owned privately 10:15 owned is the most popular out of state 10:18 owners phone numbers on record you can 10:20 range anywhere from zero to a hundred 10:21 percent equity for the properties II 10:24 request you can designate how many years 10:27 since the last sale of the property you 10:28 can see the last purchase price on 10:30 record which sometimes inaccurate we've 10:33 we've seen depending on on where that 10:35 whether it's sold off market or on 10:37 market and then
